About Role:We are building large-scale premium residential developments with a strong focus on design excellence, execution quality, operational efficiency, and long-term sustainability.Our projects demand deep integration between architecture, engineering, construction methodology, façade systems, BIM coordination, fire & life safety, vertical transportation, and on-ground execution.

As Manager - Design Architecture, you will play a critical role in leading the technical and architectural development of high-rise residential projects, ensuring seamless coordination between design intent, regulatory compliance, customer experience, and execution feasibility.This role requires a highly technical, execution-oriented leader capable of driving integrated design solutions for complex residential towers at scale.

What Makes This Role Exciting?This is a high-ownership role where you will work at the intersection of architecture, engineering coordination, BIM workflows, façade systems, and construction execution.You will influence every stage of the project lifecycle - from concept development and tower planning to execution detailing and handover - while working closely with leadership, consultants, and execution teams.You will also play a key role in driving technical excellence, improving coordination systems, and establishing scalable architectural and BIM standards across projects.

You Will Be the Go-To Person For (Key Responsibilities)Leading the architectural and technical design development of premium high-rise residential projectsDriving tower planning, floor plate optimization, core planning, and unit efficiencyEnsuring the right balance between design intent, customer experience, regulatory compliance, and execution feasibilityCoordinating closely with structural, MEP, façade, fire, landscape, lighting, and interior consultantsResolving interdisciplinary coordination challenges during both design and execution stagesDeveloping efficient tower cores including lift planning, service shafts, refuge floors, and fire staircasesEnsuring compliance with NBC guidelines, local authority regulations, and fire & life safety standardsReviewing façade detailing, waterproofing systems, slab edge treatments, balconies, terraces, and wet areasEnsuring durability, thermal performance, maintainability, and construction practicality across design systemsCollaborating closely with project management and construction teams to align design with execution methodologySupporting integration with aluminium formwork systems, construction sequencing, procurement timelines, and execution planningLeading BIM-based coordination workflows and consultant integration across projectsOverseeing clash detection and coordinated IFC documentation through Revit, Navisworks, or equivalent platformsDriving apartment usability, circulation efficiency, daylight optimization, ventilation, storage planning, and balcony usabilityEstablishing technical standards, QA/QC systems, and design review processesMentoring and strengthening internal architecture and BIM teams

Are You the One We Need? (Qualifications)Bachelor's/Master's degree in Architecture (B.Arch/M.Arch)12-20 years of relevant experience in high-rise residential developmentsMandatory experience working on residential towers with 40+ floorsProven experience across the complete project lifecycle: Concept Design Development Approvals Execution HandoverStrong preference for candidates from reputed developers, international design firms, or large-scale residential high-rise projectsStrong understanding of construction methodology, technical detailing, and interdisciplinary coordinationExperience leading consultant coordination and BIM-driven workflows
