PROPERTY SUPERINTENDENT MANAGER JOB DESCRIPTION
The Property Superintendent is responsible for the upkeep, cleanliness and minor repairs of the HOA's common areas, clubhouse, gates, pool area, tennis court and marina. This role ensures all amenities are safe, functional and well maintained for residents with a focus on preventative maintenance and timely response to issues
QUALIFICATIONS REQUIRED:
High School education or equivalent
General knowledge of electrical, HVAC, plumbing, entry gates, pumps, sprinkler systems and swimming pools
Basic computer knowledge and ability to learn how to use HOA pertinent Apps
HOA, condominium, or similar facility maintenance experience
Ability to manage contractors and vendors
Must possess valid driver's license, car insurance, and reliable transportation
Background check may be required
Must be able to complete tasks with little or no supervision
ESSENTIAL FUNCTIONS:
Maintenance & Repair:
Perform routine mechanical maintenance, plumbing, HVAC, and electrical
Perform minor mechanical, plumbing, HVAC and electrical repairs
Perform routine carpentry, painting, and other such tasks
Perform roadway and driveway inspection and advise on required maintenance
Ensure that trash and waste are picked up on the property
Ensure that preventative maintenance is performed on a timely basis and that preventative maintenance schedules are followed
Assist the Community Manager/Board in the supervision of contractors and vendors
Complete required service requests in a timely manner
Awareness of ongoing community improvements and preventative maintenance
Ensure an adequate inventory of supplies for repairs
Maintain an inventory of parts and tools and ensure tools are in good working order
Inspect / monitor sprinkler system
Maintain furniture, fixtures and equipment in common areas
Ensure garage is organized
Truck maintenance and repair
Administrative:
Must be prompt, on time to work, and have good, regular attendance
Must communicate promptly and regularly with the Community Manager/Board and interact with residents in a friendly and polite fashion
Must stay informed and comply with all policies and rules
Must keep accurate records of expenditures (with receipts for reimbursement); and time working at the Marina
Performs other duties as assigned by the Community Manager/Board
Grounds:
- Inspects the community each day and report issues promptly to the Community Manager or Board
Patrol community and remove papers, cans, bottles, plastic bags, branches and any debris or garbage up to and including parts of the tree line (daily-in the a.m.)
Install and remove fountains in the front and marina ponds; ensure circulators and pump are in good working order
Ensure ponds are free of debris and water levels are maintained; installation/removal of circulators and monitoring pump to ensure it is in good working order
Work closely with Landscaper/Board/Landscaping Committee, doing occasional landscaping work such as removal of dead shrubs and planting of annuals, removal of dangerous low hanging branches, ensuring walkways are clean of mud slides and dangerous branches, replacing broken sprinkler heads and communicating sprinkler issues with Landscaper
Power wash walkways as necessary
Removal of goose droppings from walkways
Roadway inspection and reporting of potholes, cracks, broken curbs, etc.
Maintain mailboxes and mailbox enclosures
Maintain playground equipment
Clubhouse:
Clean and maintain clubhouse interior and exterior
Set up and break down for events (tables, chairs, etc.)
Ensure restrooms are stocked and in good working condition
Report or address any damage, wear, or safety concerns
Pool:
Monitor pool area for cleanliness, safety and proper operation
Check pool equipment daily (filters, pumps, heaters) and report issues
Check pool chemical levels three (3) times daily in compliance with Board of Health requirements
Perform basic pool maintenance
Tennis Courts:
Clean tennis court surface, place/remove net seasonally, fence repair and general maintenance
Marina:
Clean the dock daily (first thing during boating season) to remove goose droppings
Perform routine inspections of docks, pilings, electrical equipment, water supply and icemaker to ensure safety and stability
Complete minor repairs including: tightening loose boards, cleats and hardware; repairing dock edging and bumpers; inspect and maintain dock lighting; check electric for visible issues and report any hazards (no major electrical work)
Assist in the preparation of docks, water system, and ice machine for seasonal use
De-commission docks, water system, and ice machine in preparation for off season
Maintain log of hours for work performed at the marina and submit each month to the Treasurer
Work Schedule:
Hours of work will be from :00am - :00pm Monday through Friday (1/2 hour paid lunch). No deviation from this schedule without prior approval
Benefits are noted as one (1) week vacation; two (2) weeks after one year
Two (2) Personal/Discretionary Days; Two (2) Sick Days
Paid Holidays: New Year's Day; President's Day; Good Friday; Memorial Day; Independence Day; Labor Day; Columbus Day; Thanksgiving; Christmas Day
On-call availability for emergencies may be required
Compensation:
The initial Rate of Pay will be $ _hr. Overtime (OT) will not be permitted without prior approval by the Board of Directors
Bonuses to be granted at the discretion of the Board
Prohibited Activities:
No private Homeowner work to be done during normal work hours
No gratuities of any kind are to be accepted from Contractors or Vendors
No personal use of community property or equipment without prior Board approval
Your employment with HPAN will be "at-will". This means that you are free to resign at any time, with or without notice, and with or without cause. Similarly, HPAN may terminate your employment at any time, with or without notice, and with or without cause.
