Job Description
Senior Project Manager – Design‑Build (Commercial)
Office‑based in North Olmsted, OH with local projects (within ~1 hour). This senior‑level role is responsible for managing the full lifecycle of mid‑sized institutional and commercial construction projects for a well‑established GC/design‑build firm. You will serve as the primary client contact and take full ownership of project execution, including schedule, budget, quality, safety, and client satisfaction.
Key Responsibilities
- Own full project performance: schedule, budget, quality, safety, and client satisfaction.
- Serve as the primary client contact and relationship owner.
- Lead and coordinate internal and external teams: APMs, superintendents, designers, and subcontractors.
- Drive design‑build collaboration, value engineering, and design coordination.
- Manage preconstruction through closeout, including buyout, contract administration, and cost control/forecasting.
- Oversee subcontractor coordination and project buyout.
- Manage change orders, RFIs, and stakeholder communications.
- Conduct regular site visits to ensure safety, quality, and progress.
- Mentor and develop junior project management staff (APMs/PMs).
- Manage multiple concurrent projects within the $1M–$10M range.
Key Requirements
- 7+ years of commercial construction project management experience.
- Direct design‑build experience with a General Contractor or Design‑Build firm (required).
- Experience delivering institutional/commercial projects: churches, schools (K‑12 or higher ed), healthcare, or PEMB.
- Proven success managing design‑build projects in the $1M–$10M range.
- Strong financial management: budgeting, forecasting, cost control.
- Hands‑on experience with buyout, subcontractor coordination, and contract administration.
- Ability to manage multiple projects simultaneously from preconstruction through closeout.
- Client‑facing communicator and problem solver; relationship‑driven leader.
- Ability to lead teams and mentor APMs; proactive and detail‑oriented decision maker.
- Familiarity with Procore, MS Project, Smartsheet, and Bluebeam (preferred).
- Based in or commutable to North Olmsted, OH; able to perform regular local site visits.
